This ​large master plan includes a 200-key hotel, student housing, community centre, retail, and 600 apartments.  To address the busy North Circular and shield  we created a buffer zone between the residential units within the central part of the site by the placement of our hotel and student residential tower, which will be phase 1.

This convex curve is a very visible element on a prominent portion of the site, and will attract passing trade into the restaurants and bars at the lower levels. The dynamic design of the facade is a nod to the busy criss-crossing of roads, railways and canals in this part of northwest London
